There is something special about a vibrant downtown, especially in rural Oklahoma. Downtown is more than a collection of old buildings. It is often the front porch of a Community. It tells visitors who we are, reminds residents where we came from, and, if we do it right, gives people another reason to believe in where we are going, for Chickasha, Downtown is literally where our story began.
We became a city because of the railroad. The trains came through, businesses located nearby, and a Community grew around them. For generations, Downtown Chickasha was the center of commerce. It was where people shopped, worked, ate, conducted business, and gathered with their neighbors. For those of us that grew up here, it was frequently where the “We Saw” mentions came from during the glory days of the Chickasha Daily Express.
Look closely at some of our historic buildings today and you can still see that history. They were built during a time when Downtown Chickasha wasn't just part of the Community, it was the heart of the Community. Then things changed.
Like downtowns all across rural America, Chickasha experienced decades when businesses moved elsewhere, buildings became vacant and investment slowed. Downtown wasn't dead, but for a long time it was dormant. Not anymore.
In the past few years, you can feel life returning to Downtown Chickasha. Businesses are investing. Property owners are improving buildings. Entrepreneurs are taking chances. People are eating, shopping and gathering Downtown again. Visitors are discovering parts of Chickasha that many of us have probably taken for granted. Just look at the crowds from last week’s Food Truck Championship.
But revitalization doesn't happen by accident. If we want a vibrant Downtown, we must commit to making it better in every way possible. That means bringing back Main Street certification and taking advantage of the resources, expertise and structure that a strong Main Street program can provide.
It means seriously pursuing a Business Improvement District, allowing Downtown stakeholders to work together and invest in the appearance, cleanliness, marketing and continued improvement of the district as it evolves into a destination.
It means utilizing TIF funds strategically to improve infrastructure and encourage additional private investment. Public investment should help create an environment where private investment follows, and it means thinking bigger about how people experience Downtown.
Design work has begun for a pedestrian bridge connecting Downtown across the railroad tracks into the Fairgrounds. Instead of allowing the railroad to divide destinations, let's find a way for it to connect them. A pedestrian bridge will become more than infrastructure, it will become another landmark and another unique experience in Chickasha.
We also need to complete the vision for a Downtown park...a place where families can gather, events can happen, visitors can stop and Downtown businesses can benefit from increased foot traffic. These aren't simply beautification projects, they are economic development.
A successful Downtown helps recruit businesses. It helps attract employees. It supports tourism. It increases property values. It encourages entrepreneurs. And perhaps most importantly, it creates a sense of place. People want to live in communities that have personality.
They want restaurants, coffee shops, entertainment, public spaces and places where they can walk from one experience to another. Younger generations especially are looking for a Community where they can live, work and play without having to leave town to find something interesting to do.
Chickasha already has something many communities would love to have: authenticity. We have the historic buildings. We have the railroad history. We have entrepreneurs willing to invest. We have tourism bringing hundreds of thousands of visitors to our Community, and we have a Downtown that is alive again. Now we have to decide what we are going to do with that momentum.
We shouldn't be satisfied simply because Downtown is better than it was 10 or 20 years ago. Our measuring stick should be what Downtown Chickasha can become over the next 10 or 20 years.
That requires vision. It requires investment. It requires partnerships between the City, property owners, businesses and organizations. Occasionally, it requires trying something that hasn't been done here before. Not every idea will be easy. Not every improvement will happen overnight. But doing nothing because something is difficult is how downtowns become dormant in the first place.
Our Downtown helped create Chickasha. maybe now it's our turn to return the favor. Let's preserve its history while creating its future. Let's fill the buildings, improve the infrastructure, create great public spaces and give people more reasons to spend time Downtown. because a thriving Community needs a thriving heart.
For Chickasha, that heart has always been Downtown and there’s no doubt that our Downtown is full of #TheGoodStuff.
